OTHER SERVICES Design/Build In design build arrangements, PSA and a design firm form an association to design and build a particular project for a client. This places the responsibility for both the design and the construction of the projects in the hands of one entity; therefore, the owner can look to one source of responsibility and accountability for the success of the project. Pre-Construction Services Our pre-construction staff provides budgeting, scheduling, cost control, design reviews, estimating, value engineering, construction/safety inspections, and life cycle costing services. The pre-construction group is a highly experienced group consisting of Architects, Engineers and Construction Professionals. Scheduling and Cost Control PSA engages state-of-the-art computer systems and software such as Primavera Project Planning for scheduling. An initial schedule is prepared at the schematics review wich becomes the master schedule for the project. The scheduling is updated every month and is included in each Monthly Report submitted to the owner. PSA's approach to Management Controls enables the client to control the cost of the project, achieve the highest quality standards and manage the flow of documents throughout the life of a project. PSA utilizes state of the art computers, and software at all levels. This includes the efficiency and mobility of Dell Laptop Computers, four Pentium Pro stations, Auto-Cad for design/drafting, Timberline for cost estimating, CPM scheduling using Primavera Project Planner, and Prolog Manager for document control and project reports. Quality Control Program Our objective in maintaining quality is to ensure the quality is in constant focus from the initial pre- construction phase of the project through completion of the of the fina punch list. PSA understands the need for up-to-date and accurate information on which to base construction management decisions and to deliver this information to the owner in a timely manner. The monthly Project Report states the current and anticipated total financial position of the project and provides a "snapshot" of known costs related to the construction as of the date of the report. In addition to financial information, the report provides schedule analysis and highlights major issues that impact the project. |
